Job Description

QUALIFICATIONS

Since Faith Lutheran Church and School is a Christ-centered educational institution, the full-time Facility Manager should be a WELS person who witnesses to the truths of God’s Word by regular and frequent use of the means of grace, the gospel in Word and Sacrament. Faith’s mission and purpose of sharing Jesus with others should always be forthcoming and easily displayed in the words and actions of all our hired and Called workers. This is a hired, salaried position and it is expected that the person employed would work 40 to 50 hours per week.

CORE COMPETENCIES

● Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals consistent with the duties of this position.

● Ability to effectively present information and respond to questions from congregational leaders, faculty and staff, and the general public consistent with the duties of this position.

● Ability to solve practical problems and deal with a variety of concrete variables in ways that best serve the mission and ministry of Faith Lutheran.

● Ability to assess priorities and effectively manage time and materials. Able to set goals and achieve them.

● Willing to seek ongoing education (i.e. Workshops, Conferences) to increase skills, awareness and greater expertise in facility management.

● Has an aptitude for how technology can be used to enhance the care of Faith’s facilities.

● High School diploma or GED is required. Field experience in trades, facility maintenance or related work is preferred.

● Has a strong passion for maintaining Faith’s facilities so that the mission and ministry of the Gospel can flourish.

NATURE OF WORK

The successful candidate will:

● Oversee Faith’s entire buildings and grounds and perform janitorial duties.

● Manage and train custodial staff and volunteers who assist in maintaining Faith’s property and grounds.

● Be responsible for coordinating the inspecting, maintaining, and repairing of mechanical, electrical, plumbing, and HVAC systems to ensure optimal operating results. If repairs are necessary, the Facility Manager, after consultation with the Board of Property Management, will schedule and oversee repairs.

● Monitor contracted services and report recommendations for improvement to the Board of Property Management as is necessary. These services would include but are not limited to garbage/recycling, snow removal, pest control, and fire protection.

● Order and maintain all necessary supplies for cleaning and maintenance needs (i.e. paper products, cleaning supplies, salt, etc.).

● Ensure that Faith’s facility is in compliance with local, state and federal laws, codes, and regulations.

● Be trained to utilize and monitor facility security operations.

● Be directly accountable to the Board of Property Management and attend monthly board meetings.

● Assist the Board of Property Management with the annual budgeting process.

● Work within the approved budget to accomplish assigned area of responsibilities.

DUTIES AND RESPONSIBILITIES

Include but are not limited to:

● Scrub, dust, sweep, mop, vacuum, wax floors in rooms, hallways, stairs, locker rooms, restrooms, and mezzanine.

● Wash windows, woodwork, walls, and other surfaces.

● Scrub and clean restroom fixtures.

● Replenishes tissue, towels, and soap in restrooms and classroom facilities.

● Empty wastebaskets, recycling materials and other trash receptacles.

● Remove snow from walkways and entry ways.

● Perform minor repairs (i.e. walls, touch up painting)

● Other duties as assigned by the Board of Property Management

 

OTHER SKILLS, ABILITIES & REQUIREMENTS

● Ability to perform duties in full compliance with all school requirements and policies.

● Some knowledge of cleaning methods and equipment.

● Some skill in the use and maintenance of small equipment used in routine cleaning and groundskeeping. (i.e. lawn mowers, snow blowers, floor scrubbers).

● General knowledge of building maintenance.

● Ability to understand and follow oral or written instructions.

● Successful work experience.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand, walk, climb ladders, and make use of hand tools. The employee must be able to traverse and access all areas of the facility and grounds. The employee may have to lift up to 50 lbs. daily.

COMPENSATION

The employee’s compensation will be commensurate with skill level, experience, and market analysis. Other benefits will be offered in keeping with Faith’s Staff Member Handbook.
